A complete list of upgrades are available in the disclosure package. This is a very rare offering. It’s the perfect residence to live/work from home and have an income from 2nd unit. It’s a great investment opportunity with good income potential;  It has the potential of condo conversion (as they did next door); potential of adding 3rd living/income unit on lowest level; and quite possibly the potential of converting it to a single family residence.

The Sellers are Barbara Fields, Trustee; Carl Lischescke, Jr., Trustee and Eric Lischeske, Trustee  - the three children of the late owners Carl and Janette Lischeske (their story that follows).  The property had extensive damage when trees fell during the unusual storm that occurred in late October 2021. The Lischeske family did file a claim with their insurance company for the required repairs. Permits were obtained and finaled for all required repairs (see Resale Report by City of Sausalito). Many additional upgrades were made in the last few months to get the property market ready. A complete list of repairs, along with inspections/reports are available in the Disclosure Package. An offer date has been set for Tuesday, April 19th at 1:00 p.m. Sellers have requested no pre-emptive offers

A History of the Property and it's late Owners, written by their children Barbara Fields, Carl Lischeske, Jr. & Eric Lischeske: 115/117 Prospect Avenue  Carl and Janette Lischeske purchased this duplex in 1976 as their “dream home” after all their children had moved out of the family home in San Anselmo. Carl and Janette had deep roots in Sausalito. As a teenager Carl and his father had both worked in the Marinships facility, building Liberty ships for the WWII effort while Carl waited to be enrolled in the US Navy flight school. After serving as a fighter pilot aboard various aircraft carriers during the war, he was stationed in Alameda. He loved flying around the Bay Area and enjoyed waving to family members during his flights. Carl learned to sail while he was in the Navy, and this became a lifelong passion. He and Janette settled down in southern Marin after Carl left active naval service.  They purchased the first of numerous sailboats, all of which were berthed in Sausalito. Carl was very active in the San Francisco Bay yacht racing scene, winning a national championship in the Catalina 27 class. He was also a very early member of the Sausalito Yacht Club, where he served as one of their Commodores. Meanwhile, Janette joined the Sausalito Woman’s Club where she served in many functions, including President.   Carl and Janette always dreamed of living in Sausalito, which they finally accomplished when they moved into this property. They wanted a home with an expansive view of the Bay and the City, and this home delighted them with its ever-changing vistas. They spent hours watching the ships and sailboats come and go, and the play of light and shade on the Bay and the City beyond. They loved watching the wisps of fog creep silently over Wolfback Ridge like a scene from the Scottish Highlands, and the full moon rising over the East Bay hills. They moved to an inland location when they grew older but kept this property as a second home. Their children and grandchildren have been privileged to enjoy this magical place over the years. The Lischeske Family hopes the new owner will enjoy it as much as we have!   Barbara, Carl, and Eric
